Why a City of Casey shed specialist

Three things every Narre Warren shed has to get right.

BlueScope-only steel — cut edges and warranty.

Cheap imports are usually Zincalume-equivalent AZ100 coating at best, and the warranty card is from an importer you can’t find in five years. BlueScope rolls AS 1397 with a heavier AM125 base coating, and Colorbond carries a real written warranty against perforation. The price gap on a 12×24m farm shed is around $1,500. On a building you’ll keep 30 years, that is the cheapest insurance you’ll ever buy.

AS 1170 wind-load and Casey’s reactive clay.

City of Casey is Region A wind classification with mostly N2 and N3 site exposures, but the freeway-fringe ridgelines around Berwick and Beaconsfield bump to N4. The same Class M to Class H clay that wrecks driveways and house slabs wrecks shed footings. We engineer the slab to AS 2870 with deepened edge beams (300–450mm) or piered footings on H sites — not the 100mm slab-on-grade some kit-only suppliers leave to chance.

The permit pathway — we don’t make you chase it.

A Class 10a outbuilding over 10m² floor, over 3m wall height, or within 1m of a boundary needs a City of Casey building permit. Properties in a BMO, Heritage Overlay or Significant Landscape Overlay need it regardless of size. We lodge the application, supply the AS 1170 wind-load engineering certificate, book the private surveyor and chase the inspection windows. Included in full-build quotes. No permit-application surprises mid-job.

Free visit. We measure access, check the soil class, ask about three-phase, lighting, mezzanine intent, vehicle sizes. 60 minutes.

Bay layout sketches, BlueScope spec sheet, roller-door count, fixed-price written quote inside 7 days. Kit-or-build option in the same quote.

Permit + engineering

We lodge the City of Casey building permit, supply the AS 1170 wind-load certificate, book the surveyor. 3–6 weeks typical.

Slab + erect

Engineered slab to AS 2870 (week 1 pour, week 2 cure). Steel up, sheeted, gutters, roller doors. 3–14 days depending on size.

Handover

Surveyor sign-off, occupancy / final inspection where applicable, BlueScope warranty registered, 7-year structural warranty written.
